More development in the works along Bernel Road

PATTON TOWNSHIP — Growth looks to continue on Bernel Road in Patton Township, as Peno Allen LLC is planning a to build a new office and warehouse building near the recently opened Nittany Valley Sports Centre and Wynwood House of State College.

The plan for the construction was recently reviewed by the Patton Township Planning Commission on Aug. 5. Peno Allen is looking to build a 12,040-squarefoot building with 8,040 square feet of office space and 4,000 square feet of warehouse space. A future 4,000-square-foot expansion is planned for the warehouse portion of the building and a future phase also includes an 11,200-square-foot multitenant retail/commercial building on the property.

Located on the corner of Bernel Road and Champions Drive, the building fits into the master plan the township has previously approved for the area. The master plan includes multiple phases that include a restaurant and hotel at the corner of Bernel Road and Fox Hollow Drive. No final land development plans have been submitted for the restaurant and hotel, but they are part of the master plan for the area.

The master plan also includes plans for five other warehouse/office spaces, two business office buildings and a residential development with 12 duplexes.

Also included is the recently opened Wynwood House of State College. The assisted living facility plans to add an 8,134-square-foot addition to add 19 beds to its current facility. The plans for the addition to the Wynwood House were also reviewed by the planning commission on Aug. 5. The planning commission recommended approval and the plans will be reviewed by the townships board of supervisors on Aug 21.

The master plan for the area also includes an addition to the Nittany Valley Sports Centre that would double its footprint.

The master plan was first approved Dec. 6. The supervisors are to have a public hearing about the changes to the master plan on Aug. 21, before they vote on the measure on Sept. 1.
