A Japanese-style restaurant is the latest tenant to sign a lease in one of State College’s newest high-rises.

Sora Teriyaki & Sushi plans to open inside oLiv Hetzel, the 12-story building at 448 E. College Ave., according to Kandy Weader of Bennett Williams Commercial, the commercial real estate agent for the property.

“Sora will be serving up a variety of delicious teriyaki dishes glazed with their homemade sauces, paired with the freshest premium ingredients,” Weader wrote in a Facebook post on Wednesday. “Get ready for bold flavors and an unforgettable dining experience — right next to Penn State’s campus!”

The restaurant is expected to open within about six months, Weader said. It is part of a regional restaurant group with multiple locations in Central Pennsylvania, she added.

It is one of at three restaurants planning to open in oLiv Hetzel. Tikka Shack Indian Grub and Big Chicken have both signed leases and are expected to open in the building later this year.

Leases have now been signed for four of the building’s five ground-level commercial spaces. Tikka Shack will occupy two of the spaces, Weader said.

Student housing developer Core Spaces opened oLiv Hetzel in 2024. The building has ground-floor retail and second-floor office space and 10 floors of apartments.
