PHILIPSBURG —Leaders from the Philipsburg/Moshannon Valley region, along with owner Jeff Long, celebrated progress in the Graystone Philipsburg project with a groundbreaking ceremony on Friday, May 9, at the site of the former Philipsburg Area Hospital in Rush Township.

“We are pleased to be under construction now with our Graystone Philipsburg project,” Long said. “This site offers us a great location for our development and market conditions are right for this type of housing development.”

The development project features a five-story building with apartments available to rent for folks aged 55 and older. With both single bedroom and two bedroom units, 66 apartments are planned in addition to 12 parking spaces under a roof.

Potential plans include developing cottage homes around the site.

“We are very pleased to have Jeff Long and the Graystone Philipsburg project here in our region,” Karen Bair, the president of the board of directors of the Moshannon Valley Economic Development Partnership, said. “It was the MVEDP that sold the land to Jeff.”

Stan LuFuria, the executive director of MVDP shared similar sentiments to Bair.

“This project represents a significant enhancement of the housing stock in the greater Philipsburg/Moshannon Valley region,” he said.

“The MVEDP staff worked diligently for over a year to secure the former hospital site from the taxpayers of the state of Pa. Our original plan was to have a business located at the site. But when Mr. Long presented us with a proposal to develop his apartment facility, our board of directors jumped at the chance to partner with him on his proposed development.  We are very pleased to welcome Mr. Long and his Graystone Philipsburg project to this area.”

The project is estimated to be completed by July 2027 with Jeff S. Long Construction as the contractor to build the Graystone Philipsburg.
