New Market and Cafe Planned for Rural Patton Township

A new market and cafe is in the works to replace a nearby former general store in a rural area of Patton Township.

The township’s planning commission on Monday unanimously recommended approval of a final land development plan for the Fillmore Market and Cafe, to be located on a 3.66-acre parcel at 2781 Buffalo Run Road/Route 550.

The market and cafe will be located on a currently empty site on the south side of the road. The long vacant former Fillmore General Store located across the street on the north side of the road but within the same parcel will be demolished.

Plans include a 3,330-square-foot building with a drive-through at the rear. The drive-through will be able to queue up to 14 vehicles, which a traffic impact study confirmed to be “very safe,” according to project engineer Michael Pratt of Keller Engineers.

The market and cafe will also have outdoor seating, 26 parking spaces and bicycle parking, said Jenna Wargo, principal land use planner for the Centre Regional Planning Agency.

Because the site is zoned R1-Rural Residential, property owner JCP Group LLC applied for and received in 2024 a variance to allow for a pre-existing commercial use to continue at the new location within the property.

Following demolition of the old general store, the north side of the parcel will be restored back to its natural state.

Wargo said that side of the property is “a very sensitive area” with a stream and wetland.

“So this is an improvement having that building demoed and having that site back to its natural state and moving all this over to the opposite side of the roadway,” Wargo said.

The land development plan now will go to the Board of Supervisors for final approval.
